Real estate in Sofia

Sofia is the leading real estate market in Bulgaria. It is here that most deals are concluded and prices reflect the real opportunities and high demand. The market is active, dynamic and attracts buyers and investors.

Central neighborhoods impress with location and atmosphere, and new construction offers amenities and a contemporary look. The capital remains a preferred choice for both living and investment with good returns.

Stable incomes, good infrastructure and an influx of young, active people make the purchase a strategic decision. To make the right choice, you need experience, accurate data and an expert by your side every step of the way.

Frequently Asked Questions

What documents are needed when buying a property ?

To buy a property, you need a few basic documents. The most important ones are a deed, a sketch or diagram from the cadastre, a certificate of no encumbrances and a tax assessment from the municipality. If the property is a new construction, additional documents such as a certificate of occupancy (Act 16) may be required. The specific list depends on the type of property and the stage of construction, so it is a good idea to consult a notary or specialist before finalising the deal.

How long does it take to buy a home?

The process can take anywhere from a few days to a few weeks. It all depends on whether the property is ready for sale and whether all the documents are in place. If you are buying with a loan, the bank also has approval deadlines. In the best case, if everything is in order, the transaction can be confirmed within 10 days. But it often takes about 3-4 weeks from the first viewing to completion.

How do I find out if the property has encumbrances or mortgages?

This is verified by an official document from the Land Registry called a certificate of encumbrances. It shows whether the property is mortgaged, has litigation, foreclosure or other restrictions. Anyone can get this online or from the Registry Office, but it is most often done by a notary before the transaction.

What should I check when viewing an apartment?

At the inspection, note the condition of the property. Check for damp, mould, cracks or problems with the fixtures and fittings. It is important to see the exposure, street noise, condition of the entrance and common areas. Ask about maintenance costs and what repairs have been made. If you're not sure, you can bring along a handyman or engineer to help you objectively assess the condition of the property.
