What documents are needed when buying a property ?

To buy a property, you need a few basic documents. The most important ones are a deed, a sketch or diagram from the cadastre, a certificate of no encumbrances and a tax assessment from the municipality. How long does it take to buy a home?

The process can take anywhere from a few days to a few weeks. It all depends on whether the property is ready for sale and whether all the documents are in place. If you are buying with a loan, the bank also has approval deadlines. In the best case, if everything is in order, the transaction can be confirmed within 10 days. But it often takes about 3-4 weeks from the first viewing to completion.

How do I find out if the property has encumbrances or mortgages?

This is verified by an official document from the Land Registry called a certificate of encumbrances. It shows whether the property is mortgaged, has litigation, foreclosure or other restrictions. Anyone can get this online or from the Registry Office, but it is most often done by a notary before the transaction.

What should I check when viewing an apartment?

At the inspection, note the condition of the property. Check for damp, mould, cracks or problems with the fixtures and fittings.
